Boral Greystanes - Design Review

Boral is one of Australia’s largest construction materials manufacturing companies.  In mid-2001, Exergy was commissioned to complete a design review of Boral’s new corporate headquarters, to be constructed at Greystanes in Sydney, NSW.  The Greystanes development is a medium-sized, purpose-designed office building, with a specification to achieve four-star performance under the Australian Building Greenhouse Rating scheme.
 
Exergy’s involvement in the project included a comprehensive review of the mechanical and electrical services designs, the building envelope and the proposed commissioning and delivery processes.  We also a developed a simulation of the building, which was used to predict the building’s performance under the Greenhouse Rating scheme and to assess performance risks.  All of Exergy’s building simulations are developed using the DOE-2 software package, which is internationally recognised as a leading package and is accredited with the BESTEST validation program.
 
Exergy’s review identified a number of potential improvements that would be essential for achieving 4 star performance and would create more comfortable conditions for the occupants.  Key areas for improvement included light fitting selection and control, air conditioning sizing and zone layout and glazing selection.
